A Lesson That Changed the Way We Look at Properties
In early 2023, a customer with a tiled roof contacted us for a quote. We visited the property, had a quick discussion and inspected the roof from ground level. At the time, the customer had also been told by her lawn mowing contractor that the organic growth should be left on the roof because it would help protect the tiles.
Some time later, the customer saw one of our Facebook posts about roof cleaning and decided she wanted to go ahead. We provided a quote, she accepted it and the job was booked.
Once we were on the roof and began looking more closely, we discovered something we couldn't see from the ground. The organic growth had deteriorated the protective coloured coating on the tiles. We stopped the work and spoke with the customer. She understood the situation and decided to continue, knowing that the roof would now require repainting.
We felt terrible that we hadn't identified the condition earlier. If we had known what we know now, we would never have cleaned that roof. We would have explained the problem and referred the customer to a trusted roof restoration and painting service instead.
Because of the situation, we offered the customer a free maintenance clean the following year after the roof had been restored and painted. She was grateful for the honesty and accepted our offer.
That experience stayed with us. Over the years, we've had several other situations where we've arrived at a property and discovered something that meant cleaning wasn't the right solution. Sometimes we've had to decline the work altogether.
It reinforced something we already believed:Â we don't clean for cleaning's sake. We want to provide the right solution for the specific property.
This is one of the reasons we have developed our Property Assessment service. A quick look at a property to work out its size and price isn't always enough. A proper assessment takes time, experience and a closer look at the surfaces, their condition and the surrounding environment.
As we learn, we grow. We've spent the last couple of years thinking about how we could take this approach further — not just improving how we clean, but improving how we assess, advise and care for every property we work on.
Sometimes the best service we can provide isn't a clean. It's knowing when not to clean.

Since then, we have returned to clean Kaye’s roof every year as part of its annual maintenance, helping keep the roof clean and protect the longevity of its new coating. What started as a hard lesson has ended with a great ongoing relationship — and, most importantly, it’s a lesson we won’t repeat.

An over-the-phone quote, online enquiry or advertised package can provide a price, but it is often based on limited information about the property. In some cases, the property may never be inspected before the work is booked.
Our Property Assessment goes much further. We visit the property and take the time to assess the actual surfaces, their condition, access and surrounding environment. We look for issues that may not be obvious to the property owner, including oxidation, coating failure, rot, loose or deteriorated roofing screws, surface damage and situations where cleaning may not be the appropriate solution.

We also consider the finer details that can make a significant difference to how a property should be cleaned — including chemical selection, cleaning methods, sensitive surfaces, drainage and run-off areas, and environmental considerations such as nearby waterways.

A Property Assessment is not a quick visit. The $125 covers our time, experience and expertise on site, as well as the time required to prepare your detailed report and cleaning recommendations. It is about understanding the property properly before any work begins.
